Our Policies
Deposits & Payments: A $25 deposit is required at the time of reservation and is charged to the Visa, Mastercard, American Express, or Discover card you provide. The remaining balance is due on the day of check-in and will be charged to the card on file unless other payment arrangements have been made.
Check-In & Check-Out Policy: Check-In time is 3:00 pm Check-Out time is any time before 11 am.
Cancellation: Except for special events (football games, graduation, parents' weekend, etc), if you cancel your reservation within 7 days of your arrival date, you will be refunded your deposit. Special events have a 21-day cancellation policy. If you cancel your reservation within 48 hours of your arrival date, you are responsible for the entire cost of your reservation, unless we can rebook your room. If rooms do rebook, you will be refunded the difference, minus the $25 deposit. The cancellation fee also applies to changes in your arrival/departure date, resulting in a shorter stay. No refunds are provided for late arrivals or early departures.
Balance Due: Reservation balances will be finalized to the card on file inside the 48-hour cancellation window. The full amount will be finalized at that time and any charges occurring during the stay will be finalized at checkout.
Guest Parking: Parking is limited to one vehicle per rented unit. Let us know if there will be more than one car, and we can explain the options.
Taxes: The lodging tax is 12.3%.
Smoking: We are SMOKE-FREE. Cigarettes, cigars, vaping, and candles are not permitted in guest rooms, houses, or anywhere on the Blacksburg Bed & Breakfast property. A cleaning fee of $300 will be charged, even after checking out, for guests who ignore this policy.
Pets: All rooms in the Magnolia and Dogwood Houses are pet-friendly! There is an option to add a pet fee during your reservation. The Main House is pet-free.
